Asking prices in agents’ windows are hopes. The number that counts is what homes actually change hands for, and every completed sale in England and Wales is recorded by HM Land Registry and published. This page reads those records for Farnham and the rest of Waverley borough: the headline average, how it splits by property type, and what the middle home sold for in each postcode, from the town centre out to the villages.
One thing to fix before the numbers. The official house price index is published for the whole Waverley borough, which is Farnham plus Godalming, Haslemere, Cranleigh and the countryside between them. Farnham on its own behaves quite differently, and the second half of this page shows how.
The headline figure
The average home in Waverley sold for £567,214 in May 2026, the most recent month published in the UK House Price Index. That is up 2.1% over the year.
Put that against the borough’s own record and the market looks close to fully recovered. Waverley peaked at £576,665 in September 2022. Nearly four years later the average is £9,451, or 1.6%, below that peak, which is a far smaller gap than most of the South East is still carrying.
Put it against the neighbours and it looks better still. Over the same twelve months Surrey as a county fell 0.1% and Guildford fell 5.6%. Waverley is one of the few places in this corner of Surrey where prices went up at all.
What it means for you
If you are buying, the borough is not cheap and it is no longer falling, so waiting for a correction is a poor plan here. The useful lever is geography: the gap between postcodes inside Waverley is wide enough that moving a mile or two buys a materially different house.
If you are selling, the annual figure is positive but modest. A 2022 asking price is roughly right in cash terms, which is unusual and worth knowing, but only for the right type of home. Flats have gone nowhere.
If you are staying put, your home is worth about what it was at the end of 2022, and about 2% more than it was last summer.
Prices by property type
The average hides a wide spread. These are borough averages for May 2026 from the UK House Price Index, with the annual change alongside:
- Detached houses: £948,541, up 1.9%. The category Waverley is known for, and the one that pulls the borough average so far above the county.
- Semi-detached houses: £553,624, up 3.4%. The strongest riser in the borough, and almost exactly the borough average.
- Terraced houses: £431,987, up 2.9%.
- Flats and maisonettes: £284,597, up 0.1%. Effectively flat, and the reason the recovery has not reached first-time buyers evenly.
The same data splits buyers rather than buildings. A first-time buyer in the borough paid an average of £403,947 in May 2026, up 2.1%. A home mover paid £697,483, up 2.2%. The £293,536 between those two figures is the size of the step from a first flat or terrace to a family house here, and it is one of the widest gaps in Surrey.

Why Farnham looks cheapest, and why that is misleading
GU9 has the lowest median in the borough and the most sales, and both facts come from the same cause: it is the only genuinely urban postcode in Waverley. Flats were 23% of GU9 sales in the period, against 4% in the GU10 villages and 10% in GU8. A median mixes flats and mansions together, so a town with real flats will always sit below a parish of detached houses.
Compare like with like and the picture inverts. Median sold prices by type over the same twelve months:

Farnham town has the borough’s most expensive flats (£285,000) and, among the towns, some of its cheaper houses. That is the trade every buyer here actually faces: pay a premium for a flat within walking distance of the station and the Borough, or drive.
Farnham splits four ways

South Farnham is the expensive half and it is not close. A detached house in GU9 8 had a median of £1,240,000, roughly double the same shape of house in Heath End or Upper Hale. The town centre sector is last on the median only because 53 of its 99 sales were flats; its detached houses still ran to £780,000.
On individual streets with at least four recorded sales in the year, the highest medians in Farnham were Abbots Ride (£1,525,000), Old Compton Lane (£1,250,000), Firgrove Hill (£1,044,025) and Ridgway Road (£926,250), all of them in GU9 8.
New-build sales across the whole borough had a median of £408,500, well below the borough median, which is what you would expect when much of the recent supply is apartments rather than houses.

The number worth remembering, though, is the one to the west: Rushmoor, which is Aldershot and Farnborough, averages £330,954.
