Badshot Lea's 50-home and 70-bed care home plan goes on show at Farnham Rugby Club, 4pm to 8pm on 2 November. Ask the developer's team questions.
The developer behind Green Lane Meadows South, the plan for 50 homes and a 70-bed care home on land west of Green Lane in Badshot Lea, will put the scheme on show at Farnham Rugby Club on Monday 2 November, from 4pm to 8pm. Lamron Securities says anyone can drop in at any point in those four hours to look at the proposals and put questions to the people who drew them up.
It comes with the outline planning application already in front of Waverley Borough Council. The council’s register shows WA/2026/01125 was validated on 24 June, the public comment period ended on 12 August, and the decision is still pending. The documents filed on the application, checked on 7 October, include 76 responses marked as objecting and 58 marked as supporting, plus a response from The Farnham Society.
Corrected 7 October: this article first said the register recorded 69 objections and no comments in support. The register’s summary tally shows those figures, but the responses published with the application include 58 in support.

What is proposed
Lamron Securities’ press release, sent to us on 7 October, sets out 50 homes:
- 17 residential homes
- 12 retirement bungalows
- 20 retirement apartments
- 1 warden bungalow
A separate 70-bed care home sits alongside them, and the developer says 30% of the residential element would be affordable housing.
The rest of the site, according to the release, is given over to “substantial green and landscaped areas, wildflower planting and a pond, with proposals for new and enhanced habitats”. Residents of the later-living homes would get tennis and bowls. The developer calls the whole approach “Local Life. Later Life.”
The one element aimed at the wider town is sport. The plan includes a new all-weather rugby pitch for Farnham Rugby Club, which the release says is “intended to provide a reliable year-round surface for training and matches”. The CGI at the top of this page shows it laid out between the club’s existing pitches and the new housing.
The application itself, as the council’s register describes it, asks for outline permission “with all matters reserved except access” for the 17 dwellings, “an all-weather 5g artificial grass rugby pitch”, flood lighting, and a retirement village of the bungalows, apartments and care home “with communal leisure facilities including bowling green and tennis court village green and an ancillary village club house including office and shop”. Outline with all matters reserved except access means the council is being asked to agree the principle and the way in; the detailed design would come later.
In the developer’s words
Malcolm McPhail, of Lamron Securities, said the company knows people have doubts:
“We are aware of considerable local interest in Green Lane Meadows South and that people have questions and concerns about various elements of the proposal. We welcome this dialogue and encourage residents to use this opportunity to discuss those directly with us.
“This is why the developer and the professional team working on areas including planning, highways, drainage, architecture and landscaping will be available at the consultation.
“We are actively reviewing the feedback being raised through the planning process and within the wider community. The consultation is an opportunity to continue these conversations face to face, listen to local views and provide further information wherever we can.
“We encourage people to come along to raise their concerns, voice their support for particular elements of the proposals or they may simply want to understand more.”
The release says specialists in planning, architecture, highways and transport, flooding and drainage, and landscape design will be there alongside the developer. The scheme’s website says it has published answers to common questions on access, flooding, wildlife, the later-living homes and the rugby pitch.
Where the site sits in Waverley’s plans
The register places the land in the Farnham Weybourne and Badshot Lea ward. A site called Land West of Green Lane, Badshot Lea (FA019) was among the 72 Farnham sites put forward for housing in Waverley’s land availability assessment, rated green with room for 50 homes. A green rating means the council judged it potentially suitable; it is not a planning permission. That assessment listed nine other green Farnham sites naming Badshot Lea, Green Lane, St Georges Road or Badshot Farm Lane.
The application is down for a delegated decision, meaning a planning officer rather than the planning committee is listed to decide it. Its target date on the register, 23 September, has passed without a decision.
What it means for you
- If you live in Badshot Lea or Weybourne, 2 November is the one fixed chance to put questions about traffic, flooding and drainage to the specialists in person. You can turn up at any time between 4pm and 8pm.
- If you have a question you want answered on the night, send it in beforehand through the scheme’s form. The developer says questions received early help the team “ensure the relevant information can be available at the consultation”.
- This consultation is run by the developer, not the council. Anything you say there is not a formal planning comment. To have a view counted by Waverley, use the council’s own record for WA/2026/01125. The formal comment period closed on 12 August, though the application is still undecided.
- Rugby club members can see the proposed pitch layout in the CGI above and ask the team about it on the night.
